I hereby offer to lease from Majestic Properties Limited the unit referred to above as the terms stated and if accepted undertake to execute a lease in the standard form used by the Landlord for the building. I confirm that the information provided in this application is true and correct and I authorize you to obtain a credit report for all parties noted on this application.

Enclosed herewith is a damage deposit (noted below) for the above unit. If the offer is declined the total amount, without interest, will be returned. Should I not sign the lease, or accept occupancy, for the above possession date you are hereby authorized to rent the premises to someone else and the damage deposit paid herewith shall be retained by the Landlord as liquidated damages for the Landlord's expense in reserving the suite and approving the application.

Upon executing a lease, the damage deposit will be retained by Majestic Properties Limited as a security deposit. This deposit will be refunded at termination provided that all covenants of the lease agreement have been adhered to and that the unit is left in a proper state of cleanliness and repair.
